Flat and low-slope roofs fail differently than pitched shingle roofs — ponding water, seam separation, and membrane punctures need specialized diagnosis.
We carry compatible repair materials for multiple membrane brands, since mismatched patch material is a common cause of repeat flat roof failures.
Commercial Flat Roof Repair scheduling is built around minimizing disruption to your Burnt Hills business operations.
Insurance documentation available before work begins on any Burnt Hills commercial property.
We coordinate timing to reduce impact on tenants or foot traffic wherever possible.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Hot-air welders and seam probes come standard for TPO and EPDM Flat Roof Repair work.
Here's what falls under our Burnt Hills Flat Roof Repair service for commercial and low-slope roofs.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
EPDM punctures and seam failures are patched with compatible materials, not a mismatched quick fix.
Standing water that doesn't drain within 48 hours accelerates membrane breakdown and needs a drainage fix, not just a patch.
We assess whether a modified bitumen repair needs a patch or a full section replacement.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
Rooftop HVAC units and their curbs are a frequent source of Burnt Hills commercial roof leaks that general roofers often overlook.
Commercial Flat Roof Repair visits are scheduled around your operating hours whenever the situation allows.
On-site assessment identifies the membrane type and the actual cause of the issue.
Drainage and ponding issues are assessed alongside any visible membrane damage.
Repaired seams are tested for a proper bond before we leave the site.
